If you're looking at Spokane's South Hill, you'll probably hear people mention Rockwood and Comstock.
They're close geographically, but buyers can find very different homes and neighborhood experiences in each.
Rockwood is one of Spokane's established South Hill neighborhoods, known for mature landscaping, winding streets and distinctive architecture.
Rather than rows of similar homes, you'll find properties from different eras and architectural styles. Some are modest; others are among Spokane's more substantial residences.
Distinctive architecture
Historic character
Mature trees
Close proximity to downtown
Easy access to South Hill amenities
A neighborhood where homes don't all look alike
With unique and older homes comes additional due diligence. Updates can vary dramatically from house to house, so pay attention to major systems and renovations rather than just finishes.
Continue farther south and you'll find Comstock.
Comstock offers an established residential feel with easy access to Comstock Park and the broader South Hill. You'll find a mix of home styles and eras, often with yards and mature landscaping.
An established South Hill neighborhood
Parks and outdoor space
Mature landscaping
A traditional residential setting
Convenient South Hill access
A variety of home styles
"South Hill" covers a huge area. If you're relocating, don't assume every South Hill neighborhood offers the same experience. Your commute, nearby amenities and even the style of housing can change quickly.
Rockwood: Architecture + history + winding streets + proximity to downtown
Comstock: Parks + established residential streets + South Hill living
These two are close enough that I often encourage buyers to explore both before deciding.
